Starting Your Journey the Right Way

Picture this: you own your home in the perfect neighbourhood and have been living there for years. The time has come where you feel ready to design your dream home and build on the same property. You’ve poured your heart and soul (and a fair amount of your savings) into crafting the perfect home for you and your family. You find the perfect luxury home builder and excitement is high, until they say your dream home build is well over your budget. Crushed and overwhelmed, you wonder how you will ever start?

Unfortunately, this is common practice among people trying to kickstart their knockdown rebuild journey. But it doesn’t need to be.

We are starting to see a change. Builders are increasingly becoming involved in the early stages of projects, working closely with clients to streamline the design and construct processes while still remaining cost-effective.

Engaging with a builder from the beginning gives clients the superior opportunity to delve into their wants, needs, and most-importantly, budget expectations. The Brownhill Homes Knockdown Rebuild Process

When you partner with Brownhill Homes, you are working with a team who delivers a complete, turn-key experience. We meticulously oversee every aspect of the knockdown rebuild process, delivering homes with exquisite craftsmanship and incomparable attention to detail.

Our comprehensive, 12-stage journey covers the entire process from start to finish to guarantee a seamless process with perfect results every time:

Stage 1 – Discovery Appointment

Your journey starts with a meeting to explore what you want out of your knockdown rebuild, including any preferences you may have to layout and specifications.

Stage 2 – Site Visit and Builder Walk Through

Firstly, we visit your home block to analyse potential site access points, design options, and location. Secondly, we take you to a current project site so you can see our expertise and impeccable workmanship.

Stage 3 – Presentation

From here, we will ask for any further information we need before showcasing previous projects so you know the level of skill and detail you can expect for your new home.

Stage 4 – Preliminary Agreement

Signing this agreement allows Brownhill Homes to hire contractors on your behalf, including a downpayment that will be deducted from the final build contract price.

Stage 5 – Design Stage

Finally, our design team and architects sit down with you to help you craft your dream home across multiple meetings.

Stage 6 – Present Tenders

We ask that you review and accept the detailed tender, which outlines all specifications and requirements discussed over the past few meetings.

Stage 7 – Town Planning

Your plans are sent to a town planner for council approval, with a fee paid directly to them.

Stage 8 –  Final Documentation Agreement

This final agreement allows Brownhill Homes to continue with hiring contractors for the design and planning process, requiring another downpayment that will be deducted from the final build contract price.

Stage 9 –  Present Tender for Contracts

Back in the Brownhill Homes office, we present the full tender so you can see the fixed price and avoid overspending when it comes to colour selection and interior decoration.

Stage 10 – Colour Selection

We conduct a 3 hour meeting with our interior designers who walk you through all your interior decoration options, both within your tender and any upgrades you would like to select.

Stage 11 –  Final Tender and Plan Presentation

With no stone left unturned, we make sure you are happy with both the plans and the tender before finalising the contracts and requesting a 5% deposit.

Stage 12 – Contracts and Building Permits

Upon signing the contract, we require both approval of finance and payment received before we can advise you of site start.
